The owners of Unit 803 at Veracruz at Cape Marco came to Signal House Builders with exactly that intention. They had a home with extraordinary bones — soaring ceilings, Gulf views that stretch to the horizon, a floor plan capable of genuine grandeur. What they wanted was a renovation that would finally let the home become what it had always promised to be.
What followed was one of the most comprehensive luxury high-rise renovations we have undertaken on Marco Island: a full-unit transformation spanning the kitchen, master bathroom, grand salon, family room, dining room, gallery hallway, foyer, and every guest bathroom. The result feels less like a remodel and more like a revelation.

A Kitchen Worth Gathering In
The kitchen had good bones — but the owners wanted more. More openness. More connection. More of that effortless, elevated feeling that makes cooking and entertaining actually enjoyable.
The ceiling was redesigned and unified with the family room, and the space was rebuilt around a full suite of Thermador appliances — a professional gas cooktop, paired wall ovens, a column refrigerator and freezer, and two panel-ready dishwashers that disappear seamlessly into the cabinetry. The countertops are Taj Mahal Extra quartzite, a stone that rewards close inspection: ivory and gold and soft grey, matched across slabs so the surface reads as continuous and calm. Behind the cooktop, a handmade glass mosaic backsplash in coastal whites, ocean blues, and warm sand tones catches the light differently at every hour of the day.
Custom cabinetry in two complementary finishes — a warm Millstone tone at the perimeter, a richer Tuscan at the island — gives the room its character. A dedicated wine refrigerator in the dining room built-in extends the hospitality from kitchen to table without missing a beat. Two generous sinks with fixtures chosen for both form and function complete a space that was designed, above all else, to be lived in.
A Primary Bath That Feels Like a Private Retreat
There are bathrooms, and then there are sanctuaries. The master bathroom at Unit 803 was gutted entirely — every wall, every fixture, every surface — and rebuilt around the idea of a space that earns its first moments of the day.
The new layout is thoughtful in ways that only reveal themselves over time: a freestanding glass shower enclosure that feels almost architectural in its simplicity, two separate vanities that give each person room to breathe, private his-and-her water closets, and a dedicated makeup counter positioned to catch the morning light. Large-format polished stone tile runs continuously across the floor and shower walls, making the room feel simultaneously expansive and calm. The shower floor and feature wall shift to a delicate mosaic, framed by a pencil liner in a picture-frame detail that rewards the eye at close range.
The fixtures are Brizo throughout — the Baliza collection at the vanities, the Rook system in the shower with a full handshower package on a slide bar. The toilets are Toto, chosen for their quiet engineering as much as their clean lines. The bidet, a client preference, was preserved and updated with fresh Brizo trim. Two custom-framed mirrors — one spanning nearly seven feet — are flush-mounted between the cabinetry, reflecting light and amplifying the sense of space. Nothing was overlooked.
New Floors, Soaring Ceilings, and a Home That Finally Flows
The most impressive renovations are the ones where no single element calls too much attention to itself — where everything flows, and the whole is unmistakably greater than the sum of its parts. That was the standard we held for every decision in this home.
Wide-plank engineered hardwood in a warm coastal tone runs continuously through every living space, in a straight lay indexed to the terrace sliders so the eye moves naturally from interior to Gulf. In the elevator lobby and gallery hallway, the same boards shift to a herringbone pattern — a detail that creates a genuine sense of arrival before a single room has been seen.
The Grand Salon received its most dramatic transformation. The entire ceiling was rebuilt and finished with custom stained wood beams — eight inches wide, six inches tall — running the length of the room in a layout drawn from the design plans. Tongue-and-groove paneling fills the ceiling between the beams in a painted finish that matches the trim, and sixty-four linear feet of LED tape lighting runs through the crown detail at the perimeter, allowing the room to shift from bright and social to warm and intimate at the touch of a switch. The fireplace was removed and the space reimagined; a new media and built-in wall now anchors the room with a cleaner, more contemporary presence.
In the dining room, a floor-to-ceiling shiplap and square groove wall treatment — custom stained — wraps the space in warmth and texture, flanked by decorative columns. The gallery hallway was reconfigured entirely: decorative arched details and columns removed, two new closets framed and finished in their place, and new doors installed throughout to carry the same visual language as the rest of the home. Drapery pockets were built to designer specifications at every window and slider, keeping the architecture clean and the views unobstructed.
