Luxury Condo in Veracruz at Cape Marco Reimagined - Marco Island, Florida
A floor-to-ceiling transformation of a premier high-rise residence — where walls came down, new stone arrived, and the Gulf views finally had a setting worthy of them.
A Residence Opened to Its Own Potential
There is a particular challenge in high-rise renovations: the bones of the building are fixed, but the life happening inside them need not be. The Signal House team collaborated closely with the homeowners, arriving at this renovation with a plan that had been subdivided and compartmentalized — a kitchen cut off from the living areas, a grand salon interrupted by a fireplace wall that blocked the view, a dining room walled in with an arched built-in that belonged to a different era. The transformation began with the decision to open these spaces to each other, to let the kitchen flow into the family room, to replace the salon's heavy architectural intrusions with a media and fireplace wall built on the residence's own terms.
What emerged is a home that moves. The great living areas now share a single sight line, anchored by a new linear fireplace and a custom built-in that frames the room without imprisoning it. The kitchen reads as a destination rather than a service corridor, dressed in a honed quartzite island and a bespoke mosaic backsplash. Throughout, a large-format polished tile — set on a 45-degree diamond rotation, indexed off the fireplace — unifies every room with a quiet, confident geometry. The residence now matches what nineteen floors above Marco Island, Florida have always promised.

“I highly recommend Signal House Builders! The entire experience exceeded our expectations. Their team was professional, attentive, and genuinely invested in making sure every detail was done right. The craftsmanship was outstanding, and the finished project looks absolutely beautiful.
What impressed us even more was their honesty and fairness. We obtained three different estimates, and Signal House Builders provided a price that was both reasonable and transparent. There were no surprises, no pressure tactics—just honest people doing quality work.
In today’s world, finding a contractor who is reliable, communicates well, shows up when they say they will, and delivers exceptional results can be challenging. Signal House Builders checked every box. They listened to our ideas, kept us informed throughout the process, and treated our home with care and respect.
We couldn’t be happier. Quality workmanship, fair pricing, and outstanding customer service are hard to find—and they deliver all three.

A Kitchen Worth Gathering In
The kitchen needed to become the center of the Veracruz residence, not the back of it. That meant removing the wall between the kitchen and the family room, dropping a new unified ceiling across both spaces, and building a kitchen that could hold its own against the views beyond. The result is a room where the cooking and the living are finally in the same conversation.
Perimeter cabinetry and a substantial island are finished in a warm porcini-on-cherry custom tone — a color with depth that anchors the room without competing with the stone. The island top is a single, seamless piece of Perla Venata Light Select quartzite, its soft white field threaded with delicate grey veining. The perimeter counters match. Behind both the cooktop and the angled cabinet run, a bespoke mosaic backsplash — hand-cut in a custom blend of honed dolomiti, silver, and gold tones — gives the kitchen its signature detail. Panel-ready column refrigeration and freezer units disappear into the cabinetry; a 36-inch professional induction cooktop, a 600 CFM concealed hood, double wall ovens, and a panel-ready dishwasher complete the appliance program. Under-cabinet LED lighting runs the full perimeter. A chandelier position was wired for a future designer-selected fixture.
The Grand Salon, Reclaimed
The room that defines the Veracruz residence is defined, now, by its ceiling. Where a previous built-in wall had crowded the salon and fragmented its volume, a new custom TV and fireplace wall was built on the room's own axis — symmetrical, proportionate, and designed to disappear into the architecture. Across the ceiling, painted custom beams — eight inches wide, six inches deep — with crown moulding running along their sides follow the geometry of the room with an even distribution that makes the volume feel both taller and more settled at once.
The fireplace is a 48-inch linear vent-free gas unit set behind a safety screen, flanked by built-in cabinetry finished in a custom approved stain. Kali Sand quartzite wraps the fireplace face in a 12×24 tile in a stacked pattern, each grout line centered horizontally and vertically with the opening. The gas line from the former master bedroom fireplace was permanently capped; the salon fireplace is the room's singular focal point. The entire room was replastered to a level-five smooth finish, and the crown received float work to accommodate the installed beam program.
A Dining Room That Holds the Room
The dining room was rebuilt from the walls in. An arched built-in and decorative mirror wall on the shared boundary with the master suite were removed, and in their place: a bespoke floor-to-ceiling paneled wall treatment in a custom stain, a new circular coffer restored and dressed in flex crown moulding, and a pair of wall sconces to flank the space with warm, intimate light.
The dining built-in — painted in a deep blue-grey tone named Water's Edge — houses a panel-ready under-counter refrigerator drawer and the reinstalled wine refrigerator. The countertop is Kali Sand quartzite with a double ogee bullnose edge — the same stone family that anchors the Grand Salon fireplace, tying the two rooms together with a quiet material continuity. New recessed lighting, four evenly spaced cans above the dining area, supplements the coffer detail above.

New Floors, Fresh Details, and a Home That Flows
From the elevator lobby through the gallery and into every living space, the Veracruz renovation is tied together by a single continuous flooring decision: a 48×48-inch polished porcelain tile, laid on a 45-degree diamond rotation indexed off the Grand Salon fireplace. The pattern carries without interruption through the foyer, gallery, dining room, kitchen, and family room, giving the entire residence a visual coherence that was absent before.
The gallery's three fluted jamb details were replaced with custom flat cased openings in a painted finish, modernizing a corridor that had felt ornate and dated. The foyer's small circular coffer was filled and drywalled to a clean, flat ceiling. In the master bedroom, a soft highland-tone carpet with premium cushion underlayment provides a quiet counterpoint to the polished tile throughout. New satin nickel lever door hardware was installed at every interior door. Smoke and CO² detectors were replaced at five locations, and all toilet flanges throughout the Veracruz residence were renewed.

Built the Right Way
At Signal House Builders, every renovation begins with one conviction: a residence should be better when we leave than anything we could have imagined when we arrived. We don't manage projects from a distance. Our principals are on the job, in conversation with designers, and present at every decision point that matters. The finish quality you see in a completed Signal House project is not incidental — it is the result of a culture that treats every detail, from a stone seam to a crown miter, as a reflection of the people who signed the work.
Veracruz at Cape Marco and the high-rise communities of Marco Island require a contractor who understands that luxury renovation at elevation is its own discipline. We know the building associations, the freight logistics, the protection protocols that keep neighboring units whole, and the timeline pressures that come with work in a building that is always occupied. We have navigated all of it — not once, but repeatedly — and the residences we have completed at Veracruz stand as the record of that experience. We are proud of this project, and we are grateful to have been entrusted with it.
Sincerely,
Dan Medina and Paul Widhalm
